Care Home Proposal

A 70 bed care home development is proposed for the site at the north east corner of the Leamington and County Golf Club, bordering Golf Lane, in Leamington Spa.

The land is owned by the golf club, but is not part of the golf course, with a dilapidated former greenkeepers building at the north end, part of which is used at times for coaching. The proposed home will be accessed off Golf Lane from its own dedicated access, and be up to three storeys at its highest point, which will be at the lowest end of the site, set in generous landscaping.

This will allow a new golf academy to be built at the top end of the car park, adjacent to the clubhouse entrance and provide funds to allow overdue investment in the course and facilities. This will secure the future of the golf club and provide a sustainable amenity for the local community.

The current supply and demand for care beds in the area has been analysed and there is a current undersupply of beds which would support this development, with the demand expected to increase in future years.

New design guidelines have moved forward recently, so a new-build care home, compliant with post-covid guidelines, would be a flagship within Royal Leamington Spa.

The topography of the site rises from Golf Lane and the building will be set as low as possible into the ground to minimise the height and set it comfortably within the residential community.

The site is to be fully landscaped and will include a dedicated car park and private residents’ garden. As many of the existing trees are to be retained as possible and new planting is proposed to replace any losses.

A new dedicated access is proposed to the north of the site connecting to Golf Lane, providing access to the car park and service areas.

The existing slope of the site has informed a split level design with the entrance located to correspond with ground level at the north side of the site. The key design aim is to maximise direct access to external spaces and natural daylight.

The proposed building is broadly rectangular in shape, however the wing to the south is slightly angled . The building is split by a central core which provides access to the communal facilities in the care home as well as each unit.

The development will be surrounded by high quality landscaping with the windows looking out east and west. A private, secure residents garden is located to the west of the building. The garden will provide amenity for the residents with external seating, walking paths and a putting green. The landscape here will be richly planted with sensory plants including insect friendly species.

As part of the development, a new golf academy building is to be constructed close to the clubhouse entrance.

The golf academy will be an enclosed building which will benefit from the latest indoor golf simulator technology, providing three bays that will be used for training, lessons and social gatherings, as well as providing a new facility for the local community. Revenue generated by the new golf academy will be critical to the future financial security of the golf club.
